It has alerted me in the past to lawsuits in progress and upcoming assessments.

Out of town owners get priority when they are in town, and we try to meet at our office to review financials etc; then depending on circumstance I like to walk the property with them, and discuss long term strategies and capital improvements planned or in progress.

It allowed me to concentrate on those jobs instead of also trying to schedule to meet buyers/inspectors/appraisers etc.I do plan on transitioning more as things progress, I would like to have 2 or more projects at once where I could have crews doing a majority of the work with me just pitching in where needed, managing the schedules, and finding more deals.....

For this we obtain multiple bids, compare and make recommendations, coordinate the efforts, oversee the actual work on site (periodically checking progress, documenting with photos, making decisions and change orders when necessary), inspecting and documenting the finished job, reviewing punch list items and authorizing final payment.OTOH, if you are talking about a LARGE project, or development type work...I have no idea!

So that gives me a good feeling on our first property.I will post the progress on our first deal as it develops.

To add to what Josh has said...If you waste too much time on a possible deal then you have nothing to show other than a lack of progress.

For instance, I know that I do not feel very safe wandering around by myself in many latin American Countries as both cultural attitudes and laws have not seemed to progress much in those countries.
