We are a Island located 45 minutes away from Houston Hobby's Intl Airport (SWA hub). 

Greensboro is emerging as a thriving market as banking and manufacturers are starting to move hubs in.

I would personally look towards TX as they have higher growth population than FL and more corporate hubs are slowing moving to TX meaning more job opportunities which will or has already created a high housing demand.

Great area, great airbnb laws, plenty of short term and mid term traffic thanks to Research Triangle Park (largest research park in the states), Duke University, UNC, and being the 5th fastest growing life sciences hub too.

Columbus is a major tech hub.

Columbus is an appreciating market and the tech hub of the midwest.

I do think the existing property has more long term potential for appreciation as the area is an up and coming hub in Bakersfield, also close to the University there. 

Atlanta is now the fastest growing new Asian hub of the south, home to the fastest growing Korean population.

Just investigate the ways to get in and try to buy something that's under a 5 minute walk to a bus stop or other transit hub, without having to transfer to another bus or boat.  

The migration back to the cities transport hubs is only going to continue.
