Then they are going to try and find the comps as close to you as possible ( no more than a mile away) and as recently as possible ( no more than 12 months old) in as close condition, size, year of original build.When in doubt, think conservative, when your looking at the comps always error on the side of caution and go with the lowest numbers not the highest.
