I am in the process of getting my real estate license and very much eager to get into Real Estate investing.Thanks in advance.

Here in Lafayette, LA - the local govt banned STRs in residential zones - no grandfathering in, no licensing - just banned in RS1 zones. 

There are no licensing req, no standard forms or association you can turn to.

We are also both licensed agents/investors but deal more with residential.

The real agents/brokers have a license and would not jeopardize their license to make a quick buck like some of the people shooting you quick offers.  

Is it practical / worthwhile to get your agent license purely to avoid paying listing-agent fees on house flips?

I am really considering going back to get my license and use my network to primarily work with investors.

Not a solution, but going forward...Have all adult tenant prospects fill out applications which require their social security number, driver's license number, their birth date, their current address and their prior address.
