I was just under contract for a duplex that needed 2 repairs prior to closing that would have cost in the $7500-10,000 range.

They have tried to run that card every day for two weeks now, despite prior cancellation.

After closing on our first big apartment complex, we found out that the prior owner had not been paying any of their vendors. 

But they both worked for the same company, were supposed to use the same methodology and certainly had access to their own prior results for the very same property.If we did not need to adjust the total rehab costs, we would have only had the first report.

Many (I suspect all) of these counties including my San Diego market are over 50% higher than the high prior to GR.   

You must have lived in the property for at least 2 out of the 5 years prior to selling it.3.

Also, if you rush a closing in the city there is a likelihood there could be a large water bill that did not show up prior to closing.  

Other useful features include information on prior sales and existing mortgages on properties.  

I am wondering if anyone had advice on how to reach out to a cash buyer for the first time without any prior wholesaling experience.
