Even if it hurts your credit, you are likely looking at a few years to build up credit once you become self-employed in real estate, anyway, so you could be doing it all at once, clearing the slate instead of hanging onto a loss, unless the market is returning to that condo area and you see it appreciating enough to get you out of it soon without a short sale.

I wouldn't recommend this and would suggest you "hang" your license with an experienced broker in your area that is investor friendly.

I'd say most in my area actually get decent deals, put less than 5K in them and hang the for rent sign or they build rentals.

If they feel there is too much risk based on your knowledge or abilities they can ask you to find another home to hang your license at.I think it would be hard to find a good size RE brokerage where some agent doesn't invest or own rentals, it's usual and customary.
