It's possible that the cost may turn out to be something nominal ($15-20 month) and the more efficient system will save him enough in power bills to be worth it (we once replaced a fridge that literally paid for itself by a power bill that dropped $60/month). 

So my question is the following: If they have 30 days to pick up belongings (which are a ton of items for example: 6 beds, dressers, fridge, tv's microwave, 10 bags full of clothing, toys, bikes etc) and let's say they wait till day 30 because we are already on day 25 to pick up or not that puts me in a pinch with getting them the refund or list of deductions because I have to wait a full 30 days so that means I would be mailing it on day 31?

Within reason they leave some items in the pantry and fridge because they all know each other and are comfortable doing so (as a matter of fact, at least three of the "owners" are siblings).

Appliances:  I’d say 40% of the market provides fridges (I do) and 20% offer washers and dryers (I don’t).  

We have been roof, hvac and windows, water heater was replaced 4 years ago and we would need a new stove and fridge before we could rent it.

Create an instruction sheet and keep it in a binder or (my favorite) tape it to the inside of the upper cabinet closest to the fridge.

We keep our 4 piece (stainless) appliance sets at under $2000 and often come in under $1500 with sales, scratch and dents, or a deal on a used stove or fridge. 

My issue is that I have to give them 30 days to pick up all their belongings, beds, sofa, 3 tvs, microwave, fridge, ac units, clothes, bike so that is where I am running into this issue??
