I have been a limited partner in 65+ deals over the last 5 years.I wanted to gauge potential interest for other potential limited partners in building a free community (Skool or Slack) that focuses around education for the limited partner. 

I seriously am not just making a post to crap on Lawton, and my experience was over a decade ago, but I just picked up a client from Oklahoma today that said: "Yikes, sorry you got Fort Sill, Lawton is the armpit of this state."

Direct access to MLS data, multiple solutions for sellers (off market cash deal or listing), ability to rep. yourself on your own deals (saving on commission), and of course, education & networking.Having a license costs $$$ though.

They can deal with the day-to-day and they usually charge less than a standard PM.

Today I'm glad that I didn't sell the house, still renting it with cash flow and with great tenants.

If he was building it today, the parking would likely not be an issue.  

I NEVER was part of the day to day.

Even though I don't have long hour blocks in my day where I can dedicate to REI education or execution, these little efforts each day have taken me further than I was just a few months ago and will continue to take me much farther in my REI journey.

I got lucky that the tenant wanted a house in my neighborhood to keep kids close to their schoolsHouse was listed for 1750, they offered 2250 but I declined , so they offered $3k, ended up renting the house for $3250 ($250 pet rent) per month, for 3 month, open to extension if needed.I met the tenant and did the background check on them, I felt comfortable renting to them THD takes time with approving the property, but they were quick to approve the lease, and they sent me the checks the next day after lease signingMy house is not furnished, and they were ok with that , they actually work with a company that provides furniture for the tenant, and they coordinate the delivery and setup of furniture on the lease start dateOverall I like the experience working with them , but hey today is day #1 (out of a possible 3 months), so I will update this post if anything wrong happens or if I notice any red flags
