With SDE @ approximately 25% of revenue, I am inclined to pay roughly 1x revenue/4x earnings for this business, would love any opinions otherwise.On the other hand, the idea of growing organically is very appealing.

It can be a very long process and may be expensive depending on how you go about it but it can be done.If/when you do go to court  my advice is to be very organized.

You can form the LLC via your state's government website and pay the applicable fees listed.When you apply for an EIN with IRS, you can to choose what type of legal structure, business, or type of organization is being established.

If it's a larger organization, feel free to inquire about their different staff qualifications.2.

I'm considering paying-off the property and having another entity (reverse 1031 organization) own the property as part of a reverse 1031 exchange. 

He's also a MD realtor and organizes a local REIA in the area.

Are there any addition fees outside of the interest or organization fund?
