@Jeff S. gave a great example of his experience, and then there are all of the tired landlords out there that have had enough with replacing burned carpets, repeated evictions, police showing up at the house for domestic violence complaints (yes, these were some of my tenants).

The net migration stats are also skewed because there are a lot of foreigners moving to California (net Immigration)  The stats others mentioned are domestic migration (within the US) not accounting for the net immigration from foreign countries.

Definitely a tough place to be in because you want to make sure that your property isn't at risk due to the domestic disputes that seem to be taking place between the tenant and their guest who has assumed residency.

You might consider letting them break the lease if it's new(SD lost and 2 months rents to get ready)...months of a potential dangerous situation might not be worth the hassle....Most times if it cost $$$ to get out, they work it out..def don't get involved in domestic stuff...
