SE Bayside is full of gated communities and golf communities, some very pricy on big lots with custom homes, and some are extremely cookie cutter and you can probably spit in your neighbors window. 

From a builder's perspective, the cookie-cutter units are typically the simplest, least expensive, and fastest to construct.

The modulars, even though one can tweek it to what you want, are basically a cookie cutter operation.

Should have been able to cable through a few diapers with a decent 3/4" cable and a proper cutter head.

I honestly am not sure as I haven't done much research on investor carrot or lead propeller or any other template/cookie cutter sites, as to be honest, you can get the same look and functionality on wordpress if you spend a weekend learning how to set things up and buying a wordpress template online.

Most important of all, you can customize your home instead of using someone else's cookie cutter template.Pros/Cons of building a 1 story v/s 2 story ADU.

Everything is cookie cutter and move in ready "dream homes."

There isnt a cookie cutter way to get there quickest but what I will say is consider the opportunities that arise, even if you have a plan and those opportunities dont fit that plan.
