I still think syndication investing is fine within a self directed Roth IRA (or traditional IRA).The hold time on a syndication may only average about 5 years, which means when investing outside a syndication you are usually recapturing that depreciation anyways at a time you cannot choose/control as a limited partner.

Im sorry I do not have experience with any system like this so I cannot say which would work better, I see merit on all of the options. 

The issue with that property was we didn't control the rehab under budget and timeframe.

Are you seeing lower rates in your underwriting system? 

For instance, if three of my properties are generating significant cash flow and performing well, they can offset any issues that may arise with another property, such as a heating system failure.

I think I have a good but expensive system of finding the sweet spot of ADR / Occupancy, but I think that is the most difficult part nowadays. 

None of your investors can singlehandedly exert any control on the asset they've invested in.
