You have to make them by compromising.

Laminate is an awful product for rentals and specifically for long term rentals as any water compromises the function and look of the flooring. 

I'm guessing if the power is restored within 2-3 hours, the water level will not compromise the gas appliances.What would you do? 

@Kent Ritter both are important and I don’t think it’s wise to compromise on either item.

Personally, I'm not willing to compromise on quality of location or on profits earned, so I just wait until the right place comes along.

Aside from that just get a job and save as much as you can without compromising having fun with friends, you're still a kid of course and have sooo much time to make moves in real estate.

You could also compromise & buy in places like St Cloud/Manketo/Rochester/Fargo, which are all on the list of Milken Institute Best Performing Small Cities 2019 & in which you could find similarly priced properties in locations with good market forecast. 

And am interested in strategy 2 to compromise for a more hands-off approach without losing higher equity gains as in a turnkey strategy.

Since the basement is inherently always colder it became a struggle trying to get both suites to compromise on a set temperature.
