The house smelled absolutely horrible, a little bit of cigarette smoke and a lot dog pee. 

Thankfully it's been a while since I was in housing court, and I've only been twice, but I recall it was less than 6 weeks total.Of course, 'winning' is only half the battle, since the tenant now has an eviction on their record and won't get an apartment from any responsible landlord.

If someone offers cash alongside your financed offer for the same price and you just have higher EM, you're likely still going to lose that battle.

If you want to play God or Govt, go right ahead, you just are going to have an uphill battle on your hands.

Still, you will find that most municipalities won't allow this, no matter what you call it.You will be fighting an already lost battle from the purchase of said land if it is not already zoned MHP.

This is a tough one, and frankly not your battle!

The smaller house has an unbearable smell from previous cats and have had multiple inspectors check it out and all suggest to just get rid of the house entirely.

Keep in mind that is less than half of the battle.

I.e. tenants have big dogs, house smells like piss, but they haven't complained- it's from their dogs!

Finding the right guy is half the battle.
