I have been studying wholesaling and marketing for over a year religiously too.  

I can't imagine showing sellers language that says HUGE PROFIT...that's awesome that works for you...I have trouble enough just finding sellers, let alone letting them know I'm going to resell a property (if not one I want to hold).As to the orig question, REIAs are good for networking and getting a good buyers list but you need to do this religiously so you have a large buyer's list before you even get properties...most are tire kickers and many many are just wholesalers reselling your properties.

Most of the pro-level investors are using direct mail as their core strategy, and they do it "religiously".

Although about a year ago they came out with a stamp that some found to be religiously offensive.  

Main is that you have to target your marketing and test your results religiously.

Ethics is not really you religious convictions, but ethical conduct includes religious standards, no to steel, pay as agreed, keeping a promise, no lying, don't deceive, treat others as you want to be treated.

I believe @Michael Quarles or @Sharon Vornholt practice this religiously. 

Regardless of your religious beliefs, at what point does this not sound completely ridiculous and unethical?
