I also dont think the city council will be STR friendly anytime soon, and I suspect they will get more stringent on STR permits in the future, not less (they definitely are not in my backyard types).

By requiring the practice to be licensed, this moves the oversite of wholesaling directly to MREC.There is likely a similar bill hovering in th3 DC Council.

I do think it's possible to get a property cash flowing here, but just barely, and there's no appreciation guarantee, AND there are some extra costs that I don't have at my Portland, OR rental (snow shoveling/plowing and lawn maintenance are both *required* by the village council here, I've come to learn, and if you don't stay on top of them the village will fine you).

ALSO, law enforcement is paid for by your property tax, the mayor and just about every other county employee is feeding off your property tax revenue...get involved with your local politicians and be present and involved with local community meetings, aka board of supervisor, city council meetings, HOA, etc.Find other "stake holders" like business owners and home owners that suffer from the same offenders.
