I've had tenants use porches and balconies as additional storage, collection point for garbage bags, grilling area, and laundry drying( that they never seemed to bring in) No vehicles parked in the yard. 

I am slightly under $10/sf for those, but if you add sheets, towels, decorations, cooking utensils, patio furniture, BBQ, security etc I am probably  at another $4K for a 1100 SF 2/1.

(We used to grill, but that got outlawed for our kind of setup. :-( ) But if we did use it for something--like a home office!

But a rental use a cheapest Broan fan wired to light switch20 years from now can still buy a new grill or light lens cheap to make it look new .  

I just used the place as a second home retreat, great place for canoe trips, guests and BBQ's.

These guys have their own brands of candies, jerkeys, a full bbq smoking operation, and sections of clothing.
