@Armando Carrera research and develop your own typical tenant qualifications so you don’t accidentally violate fair housing, landlord/tenant or local laws on occupancy limits based on bedroom quantity/size required for kids, number of unrelated persons in one house, etc.

The reason I say local, because they probably understand your state laws with regard to postings, late rents, how many days grace, eviction laws etc...

That said, I'm American, and self-managed a portfolio in the US for 10 years before moving here, and I still only invest in real estate in the US.

We were not there often due to travel and had no pets, apartment was returned in the same condition that we received itI am wondering if a normal wear and tear allowance calculation is something that actually exists and by law they need to provide the hourly rate breakdown and what was cleaned correct?

Hey @Isaiah Cortez, speak to an REI-savvy attorney who operates in FL (doesn't have to be located in FL but should know state-specific rules/regulations/laws).We see so many different entity structures for rental portfolios in our REI Bookkeeping Firm.Whatever you decide, ensure it's simple enough for you to easily abide by the structure in your day-to-day operations. 

Most here on BP that buy NPL's like myself only invest in the US as we see plenty of product here in the US and can make good money doing it, so its not worth the risk to venture overseas in other country to learn all the nuances, laws and rebuilding all brand new relationships.

I have googled and found a few law firms that actually seem to specialize in this and have listings of houses that are about to go to auction or already have bids that will be granted before the date someone can offer a higher bid.
