I used to live in Tempe,Az for around 3 years.

And had one guest help himself to the heat settings on the hot water heater and jacked the temp way up (that would be swell for next guests giving baby a bath).

If there's a lot of time left on the lease, then that's a different story..I can imagine that in LA you have fairly warm temps right now, even though it is winter so finding a new tenant (I'm assuming that's where the rental is located based on your city).

not worried in Charleston about rain.. all of ours are 6 to 9 feet in the air.. its just wind.and here we sit in Oregon complaing that the temps are between 75 and 82 all summer and no real nice hotter weather and the humidity has been too low.. so we can get some forest fires.But at least TESLA has come up big.. 

Just like you see on your windshield when there is a large temp difference inside to outside.   

It is temping to try and cheap out because you think you will get a better deal, but the reality is that you cannot possibly learn what you need to know for this transaction in one deal. 

Renting temp storage and hiring people to move their stuff out and back in for instance. 

I've fallen into a small side hustle of leasing units out for some property owners. I don't have a real estate license but in my state I don't need one. I have begun brokering leases with employers for their employees...

I'm debating on still making this a short term vacation rental (sleeps 8, on a golf course, 1st tee, Tempe, AZ, minutes away from downtown, scottsdale and airport) or selling and taking profits to reinvest while putting 20% down on something new.

Meanwhile, I shared some temp housing options with the displaced tenants.Here is what I am thinking as far as next steps, but wanted to get feedback on if I was missing something.
