I tried that on a unit in downtown hamilton, in a legitimate tight parking area.

The bad news is that they are looking to flip condos, townhomes, and apartments, which in my market other investors are buying to rent or lease.I have found a few listings that may work, but they generally are in competition with other buyers due to tight market conditions.

@Eddie Sorrell If your numbers are so tight on the day you close, then you probably didn't give enough cushion when you made the offer.

Deals are tight but they exist and this can be done.  

I know that we will have to live there for a year before refinancing out and moving opening up the unit we occupied to renters.My question/dilemma:  When I do find a duplex it will almost certainly be occupied (hurray super tight Omaha market) but I will need to occupy it per my loan. 

There are too many areas where the comps should be done on a very tight range especially as an investor.

@Daniel OrdonezYou are unlikely to find a competent CPA who can meet the 4/15 deadline that close to it.I recommend you file an extension and then find a good accountant here on BP.

Also, if your DTI is so tight that a car payment will knock you out of lending, AND your decision has gotten you into this predicament: it doesn't show the lender that the loan they give you will turn out much better.Is this your only tradeline?
