The subject property is a homepath single family ranch style property with 3 bedrooms, 2 bathrooms and a basement with 1344 sq.ft listed at $195k.

Especially you lifted yourself up and you have that sense of " I can do it" inside of you, it is amazing that you grew out of that life style and that little voice inside of you " I CAN DO IT!" 

I want to do a BRRRR-style deal so i wonder if i could get a big enough LOC to purchase and fix up the refi out to pay it off. 

I started following a "Guru" that is teaching about seller financing and was selling a course about it.

Tons of advice for the newbie but nobody teaching how to get all these loans paid off they talked readers into.

The issue is the girlfriend and I will be quitting our jobs come January and traveling abroad for 4-5 months in SE asia/ NZ, to teach CPR and basic medical training (Volunteering). 

For tips on writing well, a good resource to start with is The Elements of Style by Strunk and White.

You can get a list of people interested and once you close on it you can have an open house style showing where they are all invited.
