I guess this is what keeps agents in business and computers from running everything. one thing you could differentiate is to divide the segment into home price 3/1 and above or below ; and/or with price above median and below median (using zillow as comp) then you would see different picture altogether.This is why I dont buy narrative from news reporting anymore as they're very inaccurate.
