So the roommate that stays or the roommate that comes in usually sets it straight among themselves with the person leaving.. 

But I did buy both properties with having roommates in mind (house hacking).

People have done FHA on SFRs with 'one entrance,' and rent the rooms to tenants/roommates.Now if the one entrance grants access to the whole duplex, you might want to find a way to separate the units(Ex: add additional doors with locks for the upstairs and downstairs), unless you're looking for a roommate type of tenant.

Complaints of new roommates coming in "out of nowhere" (it makes sense because the owner has to rent the room), people smoking pot (good luck proving who make the living room couch smell like weed and *just* evicting them), and just a ton of complaints.  

One roommate wants to move out & be off the lease.  

We are having him be a co-owner as he will make it owner occupied and will have 2 roommates living with him and paying rent.
