You will have to get rid of the tenant so she can't let anyone in and Airbnb will shut down the listing for being falsely advertised if she continues to have guests.

Things like:- who directs the work- are there contracts in place for the work- how are the contractors paid (it is generally better to pay them on a job basis and from an invoice they present)- who provides the tools- do they have their own insurance- do they advertise- do they work for othersThose are just some of the tests that could be used.

Owned 6 rental properties in Hays, Kansas, a small college town....we always started advertising our rentals the day after St Patrick's Day and would make the students sign a one year lease..you basically have until school starts to rent it out with the more responsible students signing earlier.

You can check out rental sites to see what is being advertised, but I definitely wouldn't rely solely on Zillow's guestimate.
