Often, multiple investors are sending out the exact same mailings they got from their instructors, and potential sellers will sometimes have whole stacks of postcards on their desks by the time they call you (if they do).

You should receive a post card with accessed taxes for prior year and with further instruction should you wish to contest this.There are Attorneys that specialize in this but if you have the time yourself you can most likely take care of this on your own.Biggest thing they look for is comparable properties and what their taxes are.

Hey Devin,When I was marketing to expireds I was sending a 3-step direct mail campaign.First step was a postcard letting them know I was going to be sending them a Home Seller's Guide (several other reasons for this postcard).Second step was the home seller's guide in a fax 'Rush Priority Express' envelope, along with a sales letter and testimonials from Angie's List and Zillow (screen shot).Third step was a mini trash can with a final sales letters ("Don't Throw Away...").Separates you from the bunch, plus it gets you to follow up because most agents just send one thing in the mail, or just call once, and then never do any follow up ever again.

Another thought is to start wholesaling in your area you could have a budget of $2000- $3000 and mail out postcards and see if you can wholesale a property to yourself.

You are learning the reality of wholesaling that the gurus don't tell you - Wholesaling is NOT easy.For you to find your first deal you are going to need to cold call, put signs up, email people, door knock, send direct mail letters, send direct mail post cards, and more.Plus with all of the above strategies you should be really particular about who you are marketing to (meaning don't just market to any old house... target homeowners who are more likely to be motivated sellers, have significant equity, have lived there a long time, have deferred maintenance, etc)And even if you do all of these things right, it will probably take you months or more to land your first deal.Wholesaling a house here and there as a side hustle is possible.
