We'll close without RTI plans, although we're having conversations with OZ capital sources that want ONLY RTI, which is tough to find deals that are in that state and priced coherently to generate a feasible yield.On land loans, we used to do those (lol) but I haven't done one in many years, and likely never will, just too much that can go wrong and bad timing in entitlements.

Ben, the first key IMO is getting the word out to your sphere of influence that you're in RE when you get licensed, and ask them who they know that may be buying or selling in the next 6 months.
