Finding Accredited Investors/ Raising Capital for Development

Hello,

My name is Jordan Graham and I am new to the real estate investing world. I have listened to the BP podcast for about 6 months and have just read the BP "The Book on Rental Property Investing: How to Create Wealth Through Smart Buy and Hold Investing." I have a background in e-commerce and would like to transition, hopefully smoothly, into the real estate realm.

I have a little bit of a unique situation because my dad is a real estate developer and I have just moved to Colorado to learn the business and see the process from beginning to end. We have a 187 acre property in Aurora, Colorado that we are developing into residential/ commercial/ hotels/ and amphitheater. The property is also located in an Opportunity Zone, which gives investors major tax benefits: ZERO capital gains tax if investment is held for 10 years. It has been fascinating so far to see the politics behind a deal and getting all of the entitlements approved by the city.

I eventually am going to invest in smaller, buy and hold, investment properties. But for now I am trying to stay focused on this project but it is a but overwhelming because of the learning curve and lack of experience.

The main task I am realizing that I can help out with the most for the business is to create a marketing strategy that will reach accredited investors and discover various ways to raise capital. Do you guys think Facebook Ads will be an effective way to reach high net worth investors? I know it is a niche group and I would have to have a very targeted approach.

I know that the best way to find investors is by referrals and by developing relationships so I was going to start attending BP events/ REIA here in Denver.

We have already raised $1.5mil+ for the deal but I know if we are able to get in front of more eyes we will have a lot more consistent interest, because it is a great opportunity in a booming market.

I look forward to being apart of this community and absorbing the wealth of information and hopefully being able to share some of my own advice soon!
