Can someone explain the advantages of having (LLC #B) taxed as an S-Corp as I am told only my “reasonable salary” paid out from (LLC #B) would be subject to self employment taxes.I.e., I earn $200K through commissions through LLC #B.

I began with a single family however I would have started with a 2 or 3 family if the deal penciled out and I had the capital.

This area is a tourist town where people who love the outdoors go to vacation (golfing, fishing, lake sports with the family, lots of quaint country downtown areas, etc...).

Getting a rental license as an out-of-state investor is doable, but you’ll need to manage inspections and compliance.

I am willing to pay to leverage their connections, especially considering I am looking for my first out-of-state deal.
