Give her a second notice and hope she pays then a month from now when she doesn’t, give her a third quit or pay notice as well and buy her flowers and say “pretty please “and maybe she will pay part of Mays rent .

Can you compromise by planting flowers and using mulch rather than sod?

Maybe painting, carpet cleaning, new flooring, fountains, flowers, etc. 

There are things that my husband and I can handle that a pro or a contractor would charge an awful lot of money to do...Our kitchen rehabs, for one...buy attractive, functional appliances at a discount at the "scratch and dent" outlet.

It being your father in law's makes this a little more complicated because I would assume this would trigger licensing requirements for the work you do(such as if you wanted to wire outlets on your own).

At that time we meet with a company and have them do an annual service where all switch and outlet plates are removed and granules put in, they pull back the appliances and drop granules, treat the hinges of the kitchen cabinets and also do a perimeter spray.This really works!
