The cautionary tale of “retiring” on ~$10k monthly income with no allotment for management, cap ex, and maybe 2% vacancy and R&M needs to be told here much more often than it is.

It was quite a bit of work because (as always) more damage was found once walls were open (this was done on a very old house).Just be prepared for a longer time period to do this (and of course, more money than initially allotted) but once done you'll likely be happy with the results even if it may take a while to get the investment back in increased rent.Gail

The one big downside to the "confirm" before you go over..... you still have to allot that time in your day.....you have its schedule for 1 PM, but still don't know if you can do something else until 12 noon, so you still have to keep 1 PM open.......

Can usually allot 5-10% vacancy factor and same for maintenance.9) Class B usually also okay, but needs more attention from owner and/or PMC.
