But everything else, all cabinets etc can be saved by painting with home depot semi gloss scuff resistant paint with a 6" foam roller. 

@Katie Esmay In general you will find much resistance in trying to acquire a duplex with leverage greater than 75%, and for good cause.

Seller has been hit up frequently by a local flipper but seller seemed resistant because he believes the flipper wont offer what he wants for it.I actually posted on FB in a wholesalers/cash buyers group about this possible opportunity just to see if buyers may be interested if I get it under contract.

People want to get it out of the volatile market and put it into something stable and inflation resistant: cash-flowing real estate in flyover states.  

When that happens, just resist the urge to say, "screw it" and proceed.

The BIG factor is making sure the product has a better scratch resistant FINISH over the wearlayer, preferably aluminum oxide or a ceramic bead and two coats if possible.

I'm bullish on Self Storage investing and have been for quite some time, especially as we stand on the precipice of who-knows-what regarding the market, economy, and so forth.Self Storage has proven to be historically Recession-Resistant mainly because we're in the Transition & Trauma business, and as long as (unfortunately) there's divorce, death, down-sizing, & so forth, and as long as Americans are addicted to our stuff, there's going to be a need for Self Storage, basically 7 SQ FT per person all across this land.  

My initial lender was my local credit union and they wouldn't work with me without me waiting out the whole year, or was at least resistant to it.

It's well located in a recession resistant Mid-Atlantic market.
