On the other hand, if you are netting significant profits (e.g. 100K+ per year, but I really don't know where the cut off point is) in the US, the overhead may be worth cost / aggravation.I am curious what structures Canadians are using and at the end of the day, what is the effective marginal rate they see.

More specifically I am curious on differences between the two locations as well as what type of properties are recommended for someone looking to have others manage it for them.

I've enjoyed creating and tweaking our own analysis tool to help us analyze deals.I don't think we are interested in pursuing flips, but I'm curious to better understand the analysis side of this strategy to continue my learning.I've tried to do some research, but I keep coming up with some areas that I'm not following.

I am curious to know how note investors (and private $ lenders, fund amangers, etc.) are using AI in their workflow.

I was curious to know with the purchase of this property would I have to adhere to the stabilized rents? 

Again I am still curious as to whether I ask for lower purchase price or get an addendum stating the seller will pay for the plumbing issues and the 2% seller concession which I was told was the max i could get so $3800 to other repairs needed.
