I think I have minimized my risk by purchasing it out right and then testing the market for what the property will rent for to further prove my numbers for purchasing additional houses in the area.Once it is rented I am going to work on either refinancing or getting a line of credit for the purchase of the next house.Hope this helps any new investors who commented on my thread. 

It seemed like it bottomed and then our lovely government added the stress test and tightened regulations making the Alberta market even softer. 

Scot,I have been testing it and think it would be great for a few properties. 

Oh and as far as the knowledge and education goes, the main thing that I learned while studying for the test...was how to pass the test.

It has been exciting but also really stressful with all the information I am expected to retain long enough to pass the test.

So, starting with LLC and testing your performance would be good before electing S-corp because S-corp comes with little administrative tasks such as payroll and its own tax returns.

and now I have 3 licenses 3 bonds and 3 separate insurance policies.. you have to pay a fee for each license BUT there is no test.. its just over the counter.. its a money grab by our state and they are trying to protect sub contractors I think as well.
