The problem stemmed from lax moderation on my part, and for that, I apologize.We simply gave people too many chances, instead of upholding the rules established to keep our forum from getting out of control.Well, we're taking the forum back!

Low to moderate risk should return a fairly consistent return of 8-10%.

The property is a 3/2.5 that needs moderate rehab; can easily add a fourth bedroom and turn the half bath into a third full, update the kitchen and bathrooms, move the laundry from the kitchen to a dedicated laundry room, throw up some paint and other cosmetic stuff.

Paying a tile contractor to do a moderately complicated one like this is like Russian roulette in our area.

Again, nothing against these 2 guys at all, I just hate BBB and cannot refrain from injecting me 'moderate' opinion about it whenever possible.
