The email that you get now with properties is like third servings and all of the good investors passed on it because the numbers don't work.

You may also be better off looking in some less expensive markets in ME like Augusta or L/A for these types of deals since your downpayment will stretch a little farther.

As @Nicholas L. said, house hacking is the best for that, especially in a less competitive market.
