BUT, in 99% of all cases the LLC will be a disregarded entity, it’s for asset protection not tax purposes.

The tax rules regarding the step up in basis seem to be very dependent on how the property is held and I’m concerned that an entity would cause an issue (even one considered a disregarded entity which Ive been told this LLC would be).

Don't put on the blinders for other strategies, yes in a perfect world you would find an awesome multifamily property that you could house hack and so on, but don't disregard the SFH.
