Factor in hard money loans, high contractor bids for rehabs, etc and you have no deal.

For example, an experienced general contractor who does significant remodels of nicer homes might choose to go into house flipping because their practical experience is directly applicable.

NO ONE knows everything, not even the best PMC or contractor.

I am in the Houston area and my primary goal is to become financially free and look to enjoy more quality time with my family as I do want to move away from the day to day desk job.
