I just got a real nice Kraus commercial style faucet from Amazon for $200.

Hey Lexi - we average ~$850/unit... 1/1's are closer to ~$900/month, and the studios are ~$800/month.

However if this is purely investment (is no plans to move in after some time), you need to objectively do the math on your expected return given what you think price appreciation will be over the life of your ownership ( @Leo Kotschenreuther makes an excellent point) , weighting the risk of a downturn and your ability to continue to fund this investment, and compare that to using your 500k +2k/month to fund any other investment (Amazon stock, bonds, passive investment in a syndicated deal elsewhere.... ) We are holding our San Jose MF, but I've stopped looking for my next deal in silicon valley... property here is all priced for perfection (ultra low cap rates, neg cash flow, smells like 06-07!)

Eastvale (Mira Loma/North Corona combo) has built up REALLY fast (200k around 2011, now same homes are in the 500-700 range) they have an Amazon hub and are presently expending the 15 .. this is the next boom in the IE, yet, may have reached a current peak until the next wave happens (looks very likely) ..

Yes I know Amazon, Walmart,  HomeDepot and Ikea.

We did move to Denver from DC though, so our 816 sqft duplex unit was palatial compared to the 500 soft studio we were living in in DC!

There is a company out of Canada called Honomobo that makes live-in ready studios/1 bedrooms ect. out of old shipping containers.

There are also many affordable books on the subject of flipping available on amazon.

Now I am more focused on reading advanced specialty books on the cloud I can only find on Amazon.    

The rents in the city on average is around $1200 for a studio and rising.
