As @Mike D'Arrigo already mentioned, street level matters.All of that said, I own 3 multifamily properties (ranging from 4 to 27 units) in Arkansas that are cash-flowing well.    

Ostensibly your wages there are higher than you could command in Arkansas, Indiana, Texas, or {Insert Investor Friendly Market Here}.

Hi Team, Im in the process of signing a contract for property in the Little Rock area, the contract is the standard 2017 Arkansas Realtors Association. 

I'm looking into direct mail marketing for probate leads and ran across an Arkansas state statute (Ark Code 28-51-303) which states in part: (2) (A) If the sale is to be at public auction, the property shall be sold for not less than three-fourths (3/4) of its appraised value.
