Train wreck with about 50 residential units and a few commercial buildings. 

I have seen properties with bad language in the lease and the existing tenant, essentially a train wreck waiting to happen, that i have passed on buying - life is too short to take on known problems. 

If you're wanting to replace the whole house, I'd do vinyl plank - it has the look of laminate but won't get wrecked by water and spills.
