Everyone has strength and weaknesses, some has more strengths than weaknesses than others.

Sounds like the fence is in disrepair and should be replaced anyways The fence is weak because the rails of the fence is bulging inwards.

As I am very bad at people management/administration; but fortunately very good at deal making / analysis I scale “to my strength” and away from my weakness. 

your made up stats demonstrate a weak argument because why make up stats if you do not need to make them up to try to make your case?

In practice, it makes the tenant view you as weak and so they will come back for more an more until you say "no" to something and then you are the evil, greedy landlord AND as a bonus let's rile up the whole building.

Actually, multifamily prices were less volatile over the last 10 years and showed consistent increases while homes began to show weakness prior to COVID. 

However, i have to pull back enough so they wont be weak and lazy.

This isn't a sign of weakness in the market but instead a return to normal. 4 bedrooms do rent better than 3 bedrooms particularly with the college students, even more so if that 3rd bathroom is a jack-and-jill setup.
