I agree on all your points.Being new to real estate can also be like giving 5 year old matches or razor blades to play with; you can cause unintentional consequences if you don't know what you're doing.

Broad question, so I'm just going to answer it in kind.I was in Boston recently, and while taking some mental notes about how radically different the real estate market is (the value is all in the land, and speculation about the value of that land), I did unintentionally realize how backwards and uncomfortable Milwaukee is in ways, namely, it is so profoundly segregated.

In some partial structures, dare I say setup by folks who are not seeking proper counsel on these matters, the promoter creates a common enterprise, perhaps unintentionally, by "protecting" the investor's return or by stepping back in and doing something.

This is good if, say, the tenant started a small kitchen fire (however unintentionally) and you want to recover the damages.Fire coverage may or may not be it's own thing, like flood insurance.

If your tenant is at fault for unintentional damage to your property (overflows a bathtub, leaves a candle burning while out for the evening and burns the house down), you can "run" to their coverage first and potentially avoid having to file a claim with your carrier.
