@Patrick Purviance, nice to meet you as well, excited to see how the boys do in the Tournament in a few days.  

I actually will be coming to Williamsport this weekend to shoot the state pool tournament there.

Another thought would be the northern tip of orange would probably be a great place to have one as you have a ton of great things going for you that would maintain year round occupancy such as disneyland, anaheim convention center(perfect str draw), Angel stadium( which also hosts things like motocross and the sort which people like having more room if they are from out of town), the grove(a music venue), The block(a large outdoor mall and attraction center),and The honda center(hockey/basketball center which has hosted a lot of college tournaments and has year round large scale concerts and events).  

There are massive fishing tournaments on the lake hosted at a marina next door.

I also sometimes see some special event pricing that I may have missed and can adjust my price for any special events.I also check the news for announcements of any events like a fishing tournament that I didn't know about.When I started out I tired to undercut most every ones pricing for a similar property.

I enjoy playing myself and traveling to play in outdoor tournaments (Chicago, Milwaukee/Oshkosh, Bowling Green, you name it).

I propose you have a MMA tournament on the property featuring the most popular BP posters and podcasters as the fighters.

I’ve never done AirBnb, but it’s a college town and also has a City park less than a mile away that hosts softball/baseball/ and soccer tournaments, so I think I could AirBnB for those events and have a pullout couch and a small family could rent it.I could also rent the whole thing as it is really a house with a mother-in law.I’m not sure what to do and want some opinions.  

There are pockets without HOAs and it is very close to the Phoenix Open golf tournament, other golf courses and shopping and nightlife at Scottsdale Quarter and Kierland Commons.Hope this helps!
