Rent or AirBnB my new property?

I just bought my first property.  Going to hack it and live upstairs.  The baseman is a one bedroom one bath.  Lovely setting and outdoor space.  I’ve never done AirBnb, but it’s a college town and also has a City park less than a mile away that hosts softball/baseball/ and soccer tournaments, so I think I could AirBnB for those events and have a pullout couch and a small family could rent it.

I could also rent the whole thing as it is really a house with a mother-in law.

I’m not sure what to do and want some opinions.

First find out if your town or city will allow Airbnb

Then decide if you what type of rental you want - 1-3 days etc vs 30+ day rentals or just see what the demand is

You have to furnish it nicely and treat it like a business, remember you are not in the rental business you are in the hospitality business. 

Being in a college town - great options - Look at other rentals out there, get some data ie: Airdna. Look to other platforms. Furnishedfinders.com, VRBO, CHBO etc

We do 30+ day furnished rentals for nurses and corporate people. Does well
