I found that for the same money (you are paying CASH right-as borrowing that amount is suicidal), I can flip it, at probably $40K-$50K, get $2K downstroke, charge about 9%-11% on a 30 year amortization, 5-10 year balloon and come out much better.The biggest downside is the "rural" part.

that was quite accurate depiction of some of the bad players in the industry through those troubling times.I know even before the melt down when I was super active in courthouse steps buying.I dealt with personally the trustor that swore up and down they made a payment they are being screwed. etc etc... was some tough situations.I had one attempted suicide and one that was successful .. was not for the faint of heart.

But perhaps more importantly, since you insist on DIY......your title insurance co. didn't catch this, so I'm guessing you had no title search done.....that can be suicidal.....other than over due property taxes, there can be all kinds of issues you're not aware of.

NA Beard, Not trying to be argumentative or difficult but any experienced contractor who would even think about taking on a project like this for anything other than T&M would be committing suicide and could easily go broke and/or get their arses sued off not to mention the damage it would do to their reputation and credibility.

Frankly, I think that's license suicide for brokers because I've seen lots of newbies really blow it on the accounting and trust funds side and the brokers come close to losing their licenses.
