I would gut check personal relationships even harder than strangers.

Very, very few people in wholesaling business share the real angles with strangers.

I do worry about the quality of tenants on the class-C properties, but I'm also no stranger to this stuff so if that's what I have to get into in order to achieve my goals, so be it. 

That is a very different proposition - as you would be sharing your common spaces with a stranger.  

Why does everyone want to chase strangers – and ignore their own personal network?

"Should I buy now, interest rates are so high...I don't want to househack in a dirty duplex with a stranger, oh whatever shall I do, wherever shall I go? 

But also, if you don't want to be super friendly and give away everything to a stranger that you are bad?

That's a better place to start instead of putting all of your eggs into a stranger's basket.

Don't let tenants perform maintenance, particularly when they are complete strangers and you know nothing about them.
