What would one of you suggest for a medium term operator whose tenants may be over using a specific utility like gas or electric.

In PA you can build an entire 2000sqft home for that budget, and PA is not cheap. 

Be conservative on your rehab budget, rehab timeline, holding costs, etc.

And don’t forget to know your budget.

I have not selected a specific property yet, but want to at least identify my potential investors.
