For the purpose of this exercise, I would like to start by separating syndications into two categories: (1) smaller capital raises that will only attract the friends and family sized checks because they require too much brain damage for those with the larger check writing capabilities;  and (2) syndications with capital raises large enough to fit within the investment parameters of true private equity/family office check writing capabilities. 

I honestly feel like the juice is worth the squeeze in STR/MTR and may even continue this strategy as I find myself to be more adaptable and capable of performing.

For under $300k, both shipping containers and modular homes can be great options—modular might offer a bit more flexibility with design. 

Most begin by purchasing lower tier real estate because the price points align with capabilities.

I agree with Ashish, great pointing out that although creating a property management type system could open up capabilities for Solo 401(k) and SEP IRA contributions, it can be easier said than done.

Network and you'll find people who want to invest in multifamily in greater Atlanta -- they just don't have time to find them or the capability to operate them. 

And they definitely needed that $200,000 for this renovation project, because as you can see, they and a lender who deployed the funds for this would likely be boarding a sinking ship. 

Your friends and family know you on a personal level and question your capabilities. 

Once you find somebody that is capable of representing you the right way in these scenarios, you will not only make more money but you dramatically decrease your chances of hiccups throughout the process.
