Re-define your goals better than "flip a little than own rentals".

It's still enough to get started, but I need to shift my thinking and redefine the parts of town I was looking into.To restate (perhaps as much for me as anyone) the plan is quite simple.Long term goal - monthly income (Retirement level income will be 10k/month, but we're starting small.)How we do it - Passive income.

The planning commission is limiting the commercial we could put in- no vape shops, adult bookstores, etc... 

Looking at the landlord prohibited uses list below, toward the end of the list we have 'smoking or vape store' as being prohibited so I am wondering if a cigar shop is the same as smoking shop, therefore we can't lease to a cigar shop? 

There would seem to be some risk to consider that even if it is not restricted now, that the county could step in at some point and redefine the rule, specifically ruling out "hosted" STVRs.My agent does a lot of business in Waikoloa -- both the village and the resort area. 

What I would say is, more properties doesn't necessarily equal more cash flow, so you may need to redefine what your goal is.

The contract states no smoking indoors but does not specifically call out vaping.  

Will remote work redefine where people are based?
