I have become a little stagnant in my pursuit of real estate, and im trying to get a better view of my situation I would like to get into a multi family property by the end of the year. i bought my first house in 2015 with an FHA loan, and then I decided I probably needed to do some research to figure out what I had gotten into.so far I am debt free excluding my hpuse but i dont have a career, i am employed but its nothing worth mentioning. i have about 70k of equity in my house and I have about 5k saved up.let me have it. what should I do.

I have done this analysis on the areas that I primarily have buy n hold (it is the #3 entry on the list and has done well for each of the durations I listed).Again I am not anti Vegas buy n hold but anti using a 1 year appreciation to make an argument for a location over another location when the investment goal is a long term hold.You can probably tell I work with numbers a lot also (both in my 5/40 job as well as in my RE pursuits).

If the emphasis is going to be on your own comfort and enjoyment of the property and any rental income is a bonus, then there's a set of deals for that pursuit...if the emphasis is going to be on a cash-flowing investment and any use you get out of the property is a bonus, then there's a set of deals for that as well.

If you want a non risky challenge try and find a deal to wholesale, it has been hard on me so far and new pockets of chaos keep popping up in my pursuit of a first deal that have taught me how difficult it can be to find a good deal or do real estate.
